Full or Part Time Property Manager for a mixed use 80-Unit Apartment Community in Los Angeles, CA.
The property manager is involved in all aspects of the day-to-day operations of the property, including tenant relations, coordinating maintenance and repairs with third party contractors, handling inspections, collecting rents and deposits, showing and leasing units, and will be responsible for some financial reporting. We are looking for self-starters familiar with operating medium sized properties.
The property manger works in a team supported the by the regional supervisor and asset manager. We offer a competitive salary and the position is available as of June 1st, 2024.
Responsibilities include but are not limited to:
-Prepare and post for rent ads on Zillow and other rental websites
Rent Collections
-Work simultaneously with tenants, parent company and contractors during renovations
-Plan outreach programs to stimulate rents to qualifies tenants
-Solving tenant related issues
-Renewing tenant leases, preparing new rental agreements and maintaining tenant and maintenance files
-Working with Regional Supervisor on setting rental rates and making decisions for the property.
-Ensuring the properties are well maintained
-Supervising and managing maintenance contractors
-Monitoring and controlling costs
-Soliciting bids for maintenance and minor renovation work
-Determining scope of vacancy turnover / renovations
-Inspecting units
-Preparing monthly management reports and market surveys
Qualifications:
-Minimum 3 years of property management experience is preferred
-Highly motivated and responsible
-Ability to work independently and a team player
-Ability to work in a fast-paced environment
-Strong analytical and problem-solving skills
-Strong oral and written communication skills
-Bi-lingual a plus
-Organized and detailed oriented
-Ability to multitask
-Leasing experience
-College degree preferred or property management certifications
-Yardi software experience preferred
-Computer skills (excel, word)
