Long established self storage warehouse in the Greater Boston area (Brookline, MA) is seeking an Office Manager to oversee its daily operations and sales. Excellent work environment in new office, directly across from the Green Line T-stop; parking space also provided; shares a building with Brothers & Sisters cafe and Jamie's Ice Cream shop. Right in the heart of charming Brookline Village, surrounded by boutique stores, cafes, restaurants. DAY TO DAY OPERATIONS:
– Renting storage lockers to new and existing customers
– Answering customer calls and emails
–Maintaining the facility including auditing the number of occupied and vacant storage units
–Researching/collecting competitive quotes for repair work for the building and coordinating/overseeing repairs
–Maintaining an appropriate level of security and cleanliness for the facility; inspecting the premises as needed
–Contacting delinquent tenants to pay overdue rent
–Logging all rents into our system; tracking the Company's expenses; entering checks into Quickbooks
–Operating and fully understanding the Company's software programs including Storage Edge
SALES/INCREASING OCCUPANCY:
–Cold calling local/greater Boston area businesses to rent units, focusing on longterm, corporate clients
– Analyzing and developing the company's sales/marketing program to increase/achieve 100% occupancy (bonus incentives provided); brainstorming/implementing creative marketing strategies and new revenue streams
–Evaluating the competitive market in which the Company is operating, identifying industry trends to better operate the facility
QUALIFICATIONS:
– This would be ideal for someone who has experience managing a warehouse (being an expert in Storedge is a major plus; Quickbooks is a plus but not required).
– But we can also train anyone who is personable, resourceful, diligent, organized, an independent worker/self-motivated, excels at sales/customer service, and is computer/software savvy.
– Physically able to walk through the warehouse daily.
